House extensions

House extensions in Brighton, from foundations to finish

A well-built extension gives you the room you need without the cost and upheaval of moving. We build rear kitchen and living extensions, side returns on Victorian terraces, wraparound and two-storey extensions, porches and garage conversions for homes all over Brighton and Hove.

We look after the whole build: the groundworks and foundations, drainage, brick and blockwork, the steel beams that open the house up into the new space, the roof, and the plastering and finishes inside. Cliff will talk you through what’s possible on your property and can advise on planning permission and building regulations before anything starts.

House refurbishment

House refurbishment in Brighton and Hove

Whether it’s one tired room or a whole house that needs taking back to the brick, we handle the building side of a house refurbishment from start to finish. That can mean opening rooms up, removing chimney breasts, new ceilings and re-plastering, fitting a new kitchen, treating damp, and repairing and rendering the outside walls.

Brighton’s Victorian and Edwardian houses often hide a few surprises once the old plaster comes off. When we find something, we’ll explain what it is and talk you through the options before going any further.

  • Whole-house and room-by-room work
  • Walls and chimney breasts removed
  • Re-plastering and new ceilings

They took out a wall in my living room and had the whole job finished in two days. Cliff kept me up to date, explained every step, made sure the removal was safe and checked I was happy at the end. I’d choose them again.

Sarah B.Google review

Polite, professional and tidy. They quickly found what was causing the rising damp in our dining room and the damp coming through from the chimney stack, and put it right to a good standard for a reasonable price.

Peter B.Google review

Cliff made a custom loft staircase work in a really awkward space, and it looks as if it was built for it. He’s also helped with plastering and sealing the roof, always with a sensible solution at a fair price.

Maria B.Google review

Polite, on time and very knowledgeable. We had a set budget and Cliff helped us get exactly what we wanted within it. An honest, friendly company that does a high standard of work.

Everything we asked for was done. The two people who did the work protected everything and left the house clean every time they finished for the day.

Adrian P.Google review

They replaced our rotting decking with a patio that feels like an extra room, and came up with a cost-effective answer to a neighbour’s failing fence. Hard-working, quick, polite and clean.

FAQs

House extensions in Brighton: your questions answered

What people ask most before they book a builder. If your question isn’t here, call 07765 188882 and ask Cliff directly.

How much does a house extension cost in Brighton?

It depends on the size and type of extension, the foundations and ground conditions, the roof and glazing, and the level of finish inside. Rather than give a figure that could mislead you, we’ll come and look at the house, talk through what you want and give you a detailed quote. Quotes are free and there’s no obligation.

Do I need planning permission for an extension in Brighton?

Not always. Many single-storey rear and side extensions can be built under permitted development rights, within limits on size, height and materials. Houses in a conservation area, listed buildings, flats and maisonettes have fewer rights or none, and large parts of Brighton and Hove are conservation areas. We’ll tell you whether your project is likely to need an application to Brighton & Hove City Council, and help with it if it does.

How long does a house extension take to build?

It depends on the size and complexity of the extension, but most take between 8 and 16 weeks to complete. Planning permission and building regulations approval, where they’re needed, come before that, so it’s worth talking to us early.

Does an extension need Building Regulations approval?

Yes. An extension needs Building Regulations approval even when it doesn’t need planning permission. Building control checks the foundations, structure, insulation, drainage and fire safety as the work goes on, and you get a completion certificate at the end, which you’ll want when you come to sell.

Can we live in the house while you build the extension?

In most cases, yes. We plan the work to keep disruption down and keep your home safe and usable throughout. Most of the building happens outside until the new structure is weathertight; the messiest stage is usually knocking through into the house, and we plan that carefully.

Do you do house refurbishments as well as extensions?

Yes. We refurbish single rooms and whole houses: opening up layouts, removing chimney breasts, re-plastering, fitting kitchens, dealing with damp, and repairing and rendering the outside of the house. If you’re extending, it’s often a good time to refurbish the rooms around the new space too.

Can you remove a load-bearing wall or a chimney breast?

Yes. The structure above is propped while the wall or chimney breast comes out, then carried on a steel beam or supports sized for the load, normally by a structural engineer. Building control inspects the work, and we make good and re-plaster afterwards.

Will my neighbours need to be told about the work?

If the work involves a wall you share with a neighbour, or digging foundations close to their house, the Party Wall Act usually means serving them notice before work starts. It’s straightforward when it’s done early, and we’ll let you know if it applies to your project.

Do you offer free quotes?

Yes. We offer free, no-obligation quotes for all projects. Call us or request a callback to arrange a visit and a chat about what you have in mind.

Who will I be dealing with?

Cliff, who runs B-Right-On Construction and has over 40 years in the building trade. He’ll come out to see the job, talk you through the options, and stay your point of contact while the work is carried out.

Which areas do you cover?

Brighton and Hove, Portslade, Southwick, Shoreham-by-Sea, Rottingdean, Saltdean, Peacehaven and the areas in between. If you’re not sure whether we cover you, just ask.

When can I get hold of you?

Call 07765 188882, Monday to Friday, 7:30am to 5pm. If we’re on site and can’t answer, leave a message or request a callback through the website and we’ll get back to you.
